1. About FlexDeed

FlexDeed is a rural land research and deal intelligence platform operated under Virginia law. FlexDeed is not a licensed real estate brokerage, agent, lender, or investment advisor. All information provided through FlexDeed is for research and informational purposes only.

2. Acceptance of Terms

By accessing or using FlexDeed, including purchasing a subscription, you agree to be bound by these Terms of Service. If you do not agree, do not use the platform.

3. Proprietary Scoring Methodology

FlexDeed's deal scoring system, equity gap analysis, and deal prioritization methodology are proprietary intellectual property. You may not:

• Copy, reproduce, or redistribute FlexDeed's scoring methodology
• Reverse engineer the scoring system or underlying algorithms
• Use FlexDeed data to build a competing product or service
• Share deal memos, scored listings, or subscriber-only content with non-subscribers

4. Subscriber Conduct

Subscribers agree to use FlexDeed data solely for personal research and investment decision-making. You may not:

• Resell, redistribute, or republish deal data or memos
• Share login credentials with others
• Use automated tools to scrape or extract platform data
• Use FlexDeed data to harass, spam, or pressure property owners

5. No Investment Advice

Nothing on FlexDeed constitutes financial, legal, or investment advice. Deal scores, equity gap estimates, and market value figures are research tools only — not guarantees of value, return, or suitability. All real estate investments carry risk. You are solely responsible for your investment decisions.

Always conduct independent due diligence, consult licensed professionals, and verify all information before purchasing any property.

6. Data Accuracy

FlexDeed makes reasonable efforts to verify listing data but cannot guarantee accuracy, completeness, or timeliness of any information. Property values, market conditions, and listing details change frequently. FlexDeed is not responsible for errors, omissions, or outdated information.

7. Refund Policy

Subscriptions are billed monthly. You may cancel at any time and retain access through the end of your current billing period. FlexDeed does not offer prorated refunds for partial months. Founding member rates are locked for the life of your subscription provided it remains active without lapsing.

8. Anti-Scraping

Automated scraping, crawling, or extraction of FlexDeed content is strictly prohibited and may result in immediate account termination and legal action. FlexDeed actively monitors for unauthorized data extraction.

9. Limitation of Liability

FlexDeed's total liability to any subscriber shall not exceed the amount paid in the prior 30 days. FlexDeed is not liable for lost profits, investment losses, or consequential damages of any kind arising from use of the platform.

10. Intellectual Property

All FlexDeed content including deal memos, scoring methodology, written analysis, brand assets, and platform design are owned by FlexDeed and protected by copyright. Unauthorized use is prohibited.

11. Governing Law

These Terms are governed by the laws of the Commonwealth of Virginia. Any disputes shall be resolved in Virginia courts.

12. Changes to Terms

FlexDeed reserves the right to update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the updated Terms.
